Your agency funds the works from its own account against rent across the landlord's other tenancies. Wectory sets up a Direct Debit between the landlord and your collection account, branded as your agency. The works start the same week.
The rent repays the advance.
Each month, a Direct Debit from the landlord collects the agreed amount into your account. The Wectory fee is 2.4% of each repayment - £18 on each tenancy's rent in this example - and the rest stays with your agency until the advance is closed. 4 months of £1,500 rent funds an advance of £5,460 at a 9% fee and leaves £396 with the agency per deal.

Worked example: £1,500 combined monthly rent across the other tenancies, over 4 months, at a 9% factoring fee. Bigger refurbs over longer periods scale up; real numbers depend on the rent, the period, and the fee you set.
